Step by step guide

After checking availability, reserve your chosen property.

You will be expected to pay 'Reservation Fee' to remove the property from the market.

You receive a preliminary contract of sale

At this stage (or earlier) you might choose to travel to Bulgaria on a viewing trip

Sign the Final Legal Contract and Notary Act (Contract to Purchase) in front of a Bulgarian Notary in Bulgaria. Shall be executed after the final settlement of payments between the parties and signing Certificate No. 15

Please note that the final Notary Act is not signed until the building is completed in the case off plan developments.

All our off-plan developments do not require company incorporations and when you buy an apartment, you buy a section of the building. This section of the building is freehold and there is no lease, the apartment is yours forever, or until you decide to sell.

Buying off plan

Buying an ‘off plan’ apartment in Bulgaria is essentially the same as buying elsewhere and means reserving a property on a new development before the property is completed, often before construction has started. Buying ‘off-plan’ can prove a fantastic investment and prices are extremely competitive at this early stage as potential investors only have floor plans and artist impressions of the finished development to view and developers are keen to sell to minimize risk and to provide the project with some forward moment.

You then have the option of selling straight away upon completion for a profit, or you can hold on to your property for further rental/ capital growth whilst having a great holiday destination to visit.

'Off Plan' purchases have provided spectacular returns for hundreds of people over the last couple of years. The real key to why buying 'Off Plan' can prove such a good investment lies in the fact that in many cases you only have to pay initially a deposit of the purchase price and then nothing until various stages of the project are completed.

Service and management: Vacation residential resorts require serious maintenance of common parts, so that the buildings and the adjoining parts are kept clean and in good appearance, as required by the law. Full servicing, maintenance of the complex and taking care of the following activities is provided:

- Organization of security of the resort;

- Provision of electricity and water installation;

- Pack of sanitary and hygienic services of the common parts of the complex: cleaning of dust, air ventilation, basic cleaning, etc.

- Technical maintenance of common installations and facilities; repair of common parts;

- Maintenance of lifts;

- Maintenance of green areas and adjoining parts (alleys, gardens, external swimming pools, parking lot, etc.)

- Technical and sanitary maintenance of swimming pools;

- Maintenance of Spa Center and Fitness hall;

- The annual fee covers the external and internal lighting accounts;

- Electricity, water, Internet in the common parts;

- The annual fee for servicing and maintenance is calculated on the basis of the common area of your apartment. The amount is EUR 10 (exclusive of VAT) per square meter for calendar year.

Rental Management:

For buyers who invest in properties in order to “rent them” we offer property management service.

- We will promote your property at the tourist market in order to provide the most efficient occupancy. Our marketing program comprises direct contacts with local and foreign tourist agencies, advertising of our web site, links and announcements of multiple tourist web sites for reservations.

- What we can do for you?

- Advertising the properties;

- Correspondence, negotiations and contracts with tourist agencies instead of the owner;

- Acceptance of direct reservations;

- Services of reception – meeting, registration and seeing off guests, key keeping;
